Area Development
Update 8/5/15 - After discussions with the developers some improvements were made to the landscape aligning our property (see attachment for the new design specs):
- 20 feet with berm on the south end of the property
- Double trees in the south 20 foot berm area up to retention basin
- Several clusters of shrubs containing: Cimarron Sage, Hop seed, and Petite Salmon Oleander.
They have permits to start grading anytime and will probably start in the next 30 days. Construction will probably start sometime in October, November at the latest.
Update 5/6/15 - The initial informational meeting with the builder for the southeast corner took place this past Monday. There were about ~30 residents in attendance. The developer - Common Grounds - had mockups of The Plant that included landscape design, building design, and the reveal that the anchor grocery store is Sprouts. See attachment for full design specs.
After a short consensus meeting with the community - the major concern was the east-facing view (seen from our park and walking path), which was the backend of the buildings, the loading dock, dumpsters, and was separated only by a small strip of trees (in the above PDF this is represented on page 2 - East Elevation).
Per the request of the developer, we will have a small group of individuals to represent the community in discussions with the City Planner and Common Grounds. Residents are free to communicate any concerns directly to the City Planner by emailing Eric Swanson eric.swanson@chandleraz.gov - however please make sure if you were not in attendance Monday that you also notify our HOA Board of your opinions/concerns so they can be included in our discussions. The next city meeting is May 20th, see below for more details.
4/26/15 - There is a lot of development going on in South Chandler right now. We are particularly interested in the intersection of Ocotillo & Gilbert and how these new developments will affect our community. We built this page to share information as it becomes available.
Southeast Corner: This is directly along the side of our park. This lot had developer interest and in 2008 was rezoned from agricultural to commercial retail. Construction was to start within 3 years. In 2011 an extension was requested - no residents showed to a neighborhood meeting and the extension was granted. In 2014 that extension also expired. Now a new developer is interested, however their plans are quite different. The original plans were for the entire 18-acre lot with an anchor grocery store at the south end of the property facing away from our community. It included restaurants, a patio, walking paths, and heavy landscaping for aesthetic appeal. This new developer provided plans for only the north end of the property and shows an anchor grocery store on the east side with its service dock and dumpster area facing our park. There does not appear to be any additional landscape or buffer in between our property and theirs. According to the Chandler City Planner, a conceptual plan is to be provided for the southern half. Also to note - a Fry's grocery store was just approved to be built across the street at the southwest corner of the intersection. This would result in 3 grocery stores in a 1 block radius (Bashas, Fry's, TBD).

The next two meetings are open to the public and votes WILL be taken. In the final meeting 6/11 the Planning Commission will be making a recommendation to City Council. Council has the authority to approve or deny the request.

Southwest Corner: This corner recently received approval for development and will host a Fry's Marketplace as it's anchor store on the far south end of the property.
